Bear Hill Business Park is an 8 building portfolio totaling 225,000 square feet, located in Waltham, Massachusetts – the premier submarket in suburban Boston. The property is situated along I-95 and enjoys great visibility and access to and from the highway. Prior to acquisition, the property had been family owned for several generations and King Street envisioned a great deal of upside potential.
First, King Street rebranded the buildings as Bear Hill Business Park by developing and implementing an identity program complete with new logo and unifying signage. Strategic improvements to the common areas of the office buildings were completed and an aggressive leasing program, resulting in 100,000 square feet of leasing at rentsalmost 20% higher than previously achieved levels.
In addition to improved leasing through select capital improvements and rebranding, King Street Properties saw that other buildings within the portfolio presented special potential.
